All three advertised prices are starting prices, not quotes. I review your project first, confirm the exact scope, price and delivery date in writing, and only then send a payment request. Asking for a quote is free and carries no obligation.

The Redraw Reproduce, not redesign

You provide
An existing drawing, sketch, or clearly marked plan with enough measurements or references to reproduce the intended layout.
Included
A neat, legible single-floor 2D conceptual redraw of the existing layout, room labels, basic furniture symbols when useful, a PDF, and one consolidated correction round.
Not included
Solving layout problems, relocating walls or doors, proposing new floor plans, verifying measurements, reconstructing a home from photos, exterior elevations, 3D images, or editable CAD/BIM files.
Needs a custom quote
Poor or unreadable references, missing base information, unusual complexity, or multiple floors. Some projects may be declined.

The Layout A limited conceptual adjustment

You provide
An existing base plan or adequate room measurements or sketch, plus clearly identified goals, must-haves, and constraints.
Included
One floor, a clearly bounded conceptual rearrangement or improvement of the agreed areas, room labels, simple furniture, one proposed solution, a PDF, and one consolidated revision round.
Not included
Multiple layout options, unlimited iterations, whole-house redesign, new additions, structural wall analysis, mechanical, plumbing or electrical layout, zoning or site feasibility, or complex custom residences at the starting price.
Needs a custom quote
Major changes to the space program, a ground-up design, second options, multiple floors, or a substantially rewritten brief.

Other sides of the building, photorealistic rendering, 3D models, construction roof geometry, detailed material specifications, construction elevations, structural or roof engineering, exact window and roof dimensions, permit plans, or a guarantee that the illustration can be built as drawn.

Complex commissions like the portfolio studies, intricate multi-gable roofs, more elevations, multiple alternatives, or detailed specification sets.

General notes

  1. Every package includes only the deliverables stated in the approved quote, one agreed concept or plan with one consolidated revision round, and a final PDF by email or private download. The quote is the controlling scope document.
  2. The included revision is one written, consolidated list of minor edits consistent with the original brief, such as room-label corrections, modest furniture or door-symbol moves, or limited tweaks to the agreed layout. An added floor, a new stylistic direction, moving many spaces, a different floor plan, or changes after final approval are new scope. Your quote states how long you have to send feedback.
  3. These drawings are preliminary visual concepts. They are not measured as-built documentation, surveys, scaled construction instructions, code-compliance checks, structural assessments, engineered plans, permit sets, or approved architecture services.
  4. You supply measurements and reference information. The service does not include field measuring, surveying, structural evaluation, code review, engineering, permit drawings, or professional architectural approval.
  5. Delivery targets are in business days and are guidelines only. They begin on the agreed start date, once your inputs are complete, the scope is approved, and payment is received. No work begins from a form submission alone.
  6. A PDF is the standard deliverable. Editable source files are included only when agreed in writing before work begins.
  7. Engage qualified local professionals before construction or before applying for approvals.

What is the difference between a redraw and a layout concept?

The Redraw reproduces the layout you supply as a clear presentation drawing. The Layout proposes one limited conceptual change or improvement to a one-floor layout, based on an agreed brief. Neither is a construction plan.

Does the $149 package include a whole custom house?

No. The starting price covers a straightforward, limited, single-floor concept based on usable reference information. A ground-up custom home, multiple floors, or major redesign requires a separate quote.

Does the $299 package include 3D renderings or every elevation?

No. Its starting scope includes a conceptual plan and one 2D front elevation illustration, not a 3D rendering, all-side elevations, or construction details.

Does the starting price cover any size home?

No. I review your material and confirm a written quote first. Large, complicated, unclear, multi-floor, or ground-up projects can cost more or fall outside the service.

Is the starting price final?

No. Each price is a starting point for simple, limited-scope work. I review your information and confirm the final fixed price, delivery window, exact drawings, and revision terms in writing before requesting payment.

Are the portfolio drawings examples of what I get for $99–$299?

No. Portfolio work illustrates design and presentation ability. These large and complex concept studies are not representative of the scope included at entry pricing.

The drawings

Can I build directly from these drawings?

No. The drawings are not field verified or reviewed for structure, codes, setbacks, utilities, or permitting. You will need the qualified local professionals appropriate to your project before construction.

Are these construction-ready plans?

No. These are preliminary concept and presentation drawings, not permit documents, structural plans, or a substitute for the licensed professionals your project may require.

What will I receive?

The exact 2D concept drawings listed in your written quote, delivered as a PDF. A 3D model, source/CAD file, engineering package, material schedule, and permit-ready set are not included unless separately agreed and appropriate.

Are CAD files or source files included?

No. A final PDF is standard. Editable files, if available, must be explicitly quoted and agreed before work begins.

Can you work from a hand-drawn sketch?

Yes, if the sketch and reference information are sufficient for the requested scope. I'll clarify any missing information before quoting.

Do I need exact dimensions?

Reference dimensions and measurements help considerably. I work from information you provide; I do not field-measure or verify site conditions.

Working together

How do revisions work?

One round of minor, consolidated feedback within the agreed original brief is included. Please send all requested edits together. A new concept, added rooms or floors, major redesign, or further rounds require an additional quote.

How long will it take?

Most small projects are targeted for delivery in several business days after scope approval; your specific timeline is confirmed in writing before payment.

Do we need to schedule a call?

Usually not. You can share your information through the form and we can communicate asynchronously by email. An optional call is available when helpful.
